Hastings Hunt: The Neighborhood I Know Better Than Anyone

If you want to know what a neighborhood is really like, don't ask the listing agent who sold one house there. Ask the one who's sold thirty.

I've personally handled more than 30 closings in Hastings Hunt over the years, and at this point I could probably walk you through the floor plan differences between a Rock Ridge Road colonial and a Powells Tavern Place model with my eyes closed. That kind of repetition isn't an accident. Hastings Hunt is one of the most consistently active neighborhoods I work in, and once you understand why, it makes sense that buyers keep circling back to it.

Hastings Hunt is a community of detached colonials built mostly between the late 1980s and early 1990s, with three- to five-bedroom layouts, attached garages, and lot sizes that give you a real yard without an unmanageable amount of upkeep. You'll see the same handful of streets come up again and again in my sales history: Rock Ridge Road and Rock Ridge Court, Mason Mill Court, Flynn Court, Terrymill Drive, Powells Tavern Place, Misty Water Drive, Cross Hollow Court. These aren't cookie-cutter houses stamped from a single template. Square footage in the neighborhood ranges from cozy 1,800-square-foot homes to 4,400-square-foot properties with finished basements, and that range is part of what makes Hastings Hunt work for so many different buyers. A young family stretching into their first single-family home and a move-up buyer wanting more space can both land here, and both be right.

What I find myself explaining to clients over and over is how much appreciation this neighborhood has quietly built. Go back several years in my sales history, and you'll find Hastings Hunt homes closing in the $500,000 to $650,000 range. Fast forward to my most recent closings and comparable homes, sometimes the exact same houses coming back on the market, are trading between $850,000 and $950,000. I sold 1404 Rock Ridge Court for $950,000 and 1262 Mason Mill Court for $931,557, both in five days or less on market. That's not a fluke. That's a pattern I've watched play out closing after closing.

Speed is the other piece of the Hastings Hunt story right now. Looking at my last several transactions there, days on market have been running in the single digits. Homes at 1405 Beauford Court, 12417 Rock Ridge Road, and 12591 Cross Hollow Court all went under contract in five days or less. I still get calls from buyers who watched a Hastings Hunt listing come up on a portal, called me the next morning, and found out it was already pending. That's the reality of this market segment right now, and it's exactly why I tell my buyer clients we need to have financing and a game plan ready before we start touring, not after.

There's also a texture to Hastings Hunt that doesn't show up in the MLS data. It's the kind of neighborhood where the same families stay for fifteen, twenty years, then sell to their neighbor's cousin or a coworker who's been eyeing the street. I've had multiple listings in Hastings Hunt where the buyer already knew someone living there before they ever called me. That word-of-mouth loyalty tells you something about how people feel living in this community, and it's part of why I take neighborhood-specific expertise so seriously. Selling one house in a subdivision teaches you about that house. Selling thirty teaches you about the neighborhood itself, how it lives day to day, which streets back up to more privacy, which floor plans flow best for entertaining, and which homes tend to need cosmetic work versus which ones have already been updated.
