Where Can You Buy a Townhome Near the Silver Line?
I get some version of this question almost every week now. A buyer wants a shorter commute, a home that doesn't need a lawnmower, and enough space to actually spread out. Nine times out of ten, that leads us straight to the townhome market along the Silver Line.
If you're looking at Reston Herndon townhomes near Metro, you're already thinking about this the right way. The Silver Line changed what "convenient" means out here. You're not choosing between a walkable lifestyle and Northern Virginia space anymore. You can have both, and the townhome inventory around Wiehle-Reston East, Reston Town Center, and the Herndon and Innovation Center stations reflects that shift.
Let's start with Reston, because that's where most of my clients begin their search. The area around Wiehle-Reston East station has some of the most walkable townhome living in this part of the county. Halstead Square is the community I bring up most often. It's a short walk to the platform, close to the W&OD Trail, and the layouts tend to work well for people who want a home office and don't want to give up outdoor space. Prices here run higher than what you'll find further out, which makes sense given you can genuinely leave your car parked most weekdays.
Reston Town Center itself is a different animal. You're paying for the lifestyle as much as the location. Restaurants, a movie theater, farmers market on weekends, all within walking distance. Townhomes in this pocket tend to move fast when they hit the market, and I've had buyers lose out simply because they hesitated a day too long. If you're serious about buying near this station, get pre-approved before you start touring, not after you find the one you want.
Herndon is where I tell most of my clients to look if they want more house for the money without giving up the Metro access. I've lived here since 2002, so I'm not just quoting stats, I've watched this town change. The area around the Herndon and Innovation Center stations has seen a wave of newer townhome construction over the last several years, and it's genuinely reshaped the buyer pool. You're getting people who work in Tysons or DC and want a ten to fifteen minute drive to the platform instead of a walk, and in exchange they're getting bigger floor plans, attached garages, and often a lower price per square foot than what you'll find right on top of Wiehle-Reston East or Reston Town Center.
That gap between "walk to the platform" and "short drive to the platform" is where I spend a lot of time with buyers, because it's rarely as simple as it sounds. A five minute drive during rush hour on Sunrise Valley or Centreville Road can feel a lot longer than five minutes. When I'm showing Reston Herndon townhomes near Metro to someone who's commute-focused, I actually make them drive the route at the time of day they'd really be doing it, not on a quiet Tuesday afternoon showing. It changes people's minds more often than you'd think.
One thing I always tell buyers looking in this corridor: townhome HOAs here vary a lot more than people expect. Some communities near the stations include exterior maintenance, roof, and even some landscaping in the dues, which can make a higher HOA fee actually save you money long term. Others are bare bones. I never let a client compare two townhomes purely on list price without pulling the HOA docs first, because that number changes the real monthly picture more than people assume.
Inventory in this stretch has stayed tight through most of this year. Townhomes near the Silver Line don't sit long, especially anything under the low $600s in Herndon or under the mid $600s closer to Wiehle-Reston East. If you're planning to buy in the next few months, the biggest mistake I see is people waiting for more listings to show up before they get serious about financing. The listings show up in waves, sometimes with very little warning, and buyers who aren't ready lose out to buyers who are.
