If you search for homes for sale in Herndon, VA, you'll see one town on the map and two very different markets underneath it. Herndon has two zip codes, 20170 and 20171, and right now they're behaving differently enough that knowing which one you're shopping in can change your strategy, your budget, and how fast you need to move.
Here's what recorded sales through July show, using data from TopHap. In 20170, the median sale price was about $710,000, up 5.7% from the year before, across 473 sales over twelve months, with sales up 7.5%. In 20171, the median is around $818,000, up 9.8%, across 467 sales, but sales dropped 15.1%. So 20171 costs more and has appreciated faster, while 20170 has been busier.
That difference shows up in how the market feels. TopHap scores 20170 as a seller's market and 20171 as balanced. In plain terms, buyers in 20170 are more likely to compete, while buyers in 20171 may have a little more breathing room. I'd treat those labels as a rough guide, not a rule. Individual streets and price points behave differently, and a balanced zip code can still produce multiple offers on the right house.
The housing itself is different too. The typical home in 20170 is about 1,671 square feet and was built around 1983. In 20171, the typical home is closer to 1,984 square feet and was built around 1994. Both have a median of four bedrooms. In practice, 20170 tends to offer smaller, older homes at a lower price, often with room to update, while 20171 leans toward larger, newer homes that are more likely to be move-in ready.
Neighborhoods make this concrete. The 20170 side includes downtown Herndon, Herndon Heights, Crestbrook, Hiddenbrook, Kingstream, Hastings Hunt, and Kingston Chase. The 20171 side includes Fox Mill and Franklin Farm. If a neighborhood isn't on your list, ask which zip code it falls in before you compare prices, because mixing the two is the fastest way to misread this market. It's an easy mistake to make with online price estimates.
The mortgage rate adds another layer. Freddie Mac had the 30-year fixed at 7.40% in mid-October, up from around 6.3% a year ago, and that affects both zip codes, though it hits harder as the price rises. On a $710,000 home with 20% down, the loan is about $568,000, and the difference between 6.3% and 7.4% comes to roughly $417 a month in principal and interest. On an $818,000 home, the same math is about $480 a month. For some buyers, that gap decides which zip code they end up searching.
Regionally, there's good news for anyone shopping. Northern Virginia had 3,477 active listings in September, up 30.7% from last year, and months of supply reached 2.5. That's still tight, but buyers have more choice than a year ago, and in Fairfax County, where Herndon sits, homes averaged 26 days from listing to contract. Showings are down nearly 17% from last year, meaning fewer people are competing for each home you tour.
So how would I approach homes for sale in Herndon, VA? Start by deciding what matters more: price or space. If you want the lowest entry price and don't mind a renovation project, I'd start in 20170 and be ready to move quickly when something good comes up. If you want a larger, newer home and can stretch the budget, 20171 deserves a serious look, and you may have a bit more room to negotiate. Either way, line up your financing before you start touring, because a pre-approval letter goes a long way in a market where good homes still go fast.
I've lived in Herndon since 2002, I've sold 158 homes here since 2009, and I'm a Washingtonian Top Agent and an NVAR Platinum Top Producer. That experience is why I'll tell you the data I've shared here is a starting point. These figures come from recorded deeds, and when you're ready to get serious about a specific street or home, I'll pull current Bright MLS numbers so you're working from what's happening right now, not last quarter.
Homes for sale in Herndon, VA offer something hard to find in Northern Virginia: a historic downtown, trail access, Metro, and real neighborhood character within a few miles of each other. The trick is knowing which side of the zip code line fits your life, and the numbers are much more useful once you know that.
