Why I Never Take Referrals for Granted
There's a moment in every closing that means something a little different to me, and it happened again this week at 4579 Derring Ln in Fairfax. My buyers weren't people who found me through a Google search or a yard sign. They came to me because a family I've worked with before, people I genuinely consider friends at this point, picked up the phone and said, "Call LeAnne." That kind of trust doesn't happen by accident, and it's exactly why being a referral-based Realtor in Northern Virginia is the part of this job I take most seriously.
This particular home is a beautiful end-unit townhome in the Fair Chase community, tucked into the Fair Oaks area of Fairfax. It's the Stratton model, and if you know Fair Chase, you know that's a layout people specifically watch for. Three finished levels, three bedrooms, four bathrooms, a three-sided gas fireplace on the main level that makes the whole open floor plan feel warmer than the square footage suggests. The kitchen has stainless steel appliances, 42-inch raised-panel cabinets, and a pantry that actually holds more than a box of crackers and some spices. Upstairs, the primary suite has a walk-in closet and a double vanity bathroom that feels more like a full retreat than an afterthought. Downstairs, the finished rec room with its own half bath gives you real flexibility, whether that's a home office, a workout space, or somewhere for guests to land.
What sold my buyers on this one, beyond the layout, was the location. You're minutes from Wegmans, Whole Foods, Fairfax Corner, and Fair Oaks Mall, with easy access to Route 29, I-66, and the Fairfax County Parkway. For anyone commuting into the District or out toward Dulles, that kind of access matters every single day, not just on move-in day. Add in top-rated Fairfax schools, and you start to understand why homes in this community move fast and hold their value.
And this one did move fast, at least relative to what a lot of buyers are experiencing right now. It sold for $725,000 after 35 days on the market, which in this rate environment tells you Fair Chase still has real pull. But the number that matters most to me isn't the sale price. It's the fact that my buyers walked into this transaction already trusting me, because someone I'd helped before vouched for me first.
I think about referrals differently than a lot of agents do. A referral isn't a marketing win. It's someone putting their own reputation on the line for me, telling a friend or a family member, "this is who you call when it actually matters." That's not something I can advertise my way into. It's built one closing at a time, one honest conversation at a time, over years of doing this work in the same communities I actually live in. Being a referral-based Realtor in Northern Virginia means my business grows because people I've already helped are willing to hand me their trust a second time, on someone else's behalf.
That's also why I don't treat every client the same way. The buyers at Derring Ln had different priorities than the family who referred them, different timelines, different must-haves. But the way I worked with them, the communication, the attention to the details that actually affect their day-to-day life in the home, that stayed consistent. That consistency is what turns a referral-based Realtor in Northern Virginia into someone people keep coming back to, and keep sending their people to.
If you're weighing whether to work with an agent you found online versus someone a friend recommended, I'd gently push you toward the referral every time. Not because online agents aren't good at their jobs, but because a referral means someone already did the vetting for you. They already know how that agent handles the hard moments, the negotiation, the inspection surprise, the moment when a deal almost falls apart and doesn't. A referral-based Realtor in Northern Virginia earns that trust before the first phone call, and that changes the entire tone of the transaction from day one.
To the family who sent me these buyers, thank you. You know who you are, and I hope you know how much it means that you'd trust me with people you care about. That's why I do this work the way I do it.
