The Herndon VA Real Estate Market Isn't Slowing Down. It's Getting Pickier.
If you've heard someone say the Herndon VA real estate market is cooling off, I want to stop you right there. It's not cooling off. It's getting more selective, and that's a very different thing to navigate as a seller.
Here's what I mean. In 20170, the median sale price in August came in around $700K, basically flat compared to last year. If you stopped reading right there, you might assume buyers have backed off. But 46.1% of homes in 20170 sold above asking price last month. That's up more than 13 points from a year ago. Buyers are still showing up and still competing hard. They're just being a lot more careful about which house gets that competition.
That's the real story in the Herndon VA real estate market right now. It's not weak, it's two-speed. A home that's priced right and shows well can still get multiple offers in a matter of weeks. A home priced on hope instead of comps can sit for a month, then two, and still end up needing a reduction. I saw that play out in real time just this month in neighboring 20171, where one property on Netherleigh Place sold 6% over its asking price in 21 days, while another on Hedgetop Drive took 62 days and closed under list. Same zip code, same general buyer pool, completely different outcomes because of how each one was positioned from day one.
Reston and Sterling are telling a similar story. Reston's median price is up almost 8% year over year, even though more Reston listings are taking price cuts than last year. Sterling had a slower sales month overall, but 44.6% of homes there sold above asking, an enormous jump from last year. When I see numbers like that in the communities that compete most directly with Herndon for buyers, it tells me the demand hasn't gone anywhere. If a house in this market isn't getting traffic, the honest answer is rarely "there aren't buyers out there." It's usually something about price, condition, or presentation that needs a second look.
Mortgage rates did move the wrong way again this week, up to 6.76% as of September 10th. That's the fourth straight weekly increase, and on a $600,000 loan it puts your principal and interest close to $3,895 a month. I won't pretend that's nothing. But it does make buyers focus on total cost, not just sticker price. A dated home at $850K starts to feel expensive fast once someone factors in a new roof or HVAC system on top of that payment. A move-in ready home at the same price doesn't carry that same mental math, and that gap in buyer perception is only growing.
There's one more piece of this I keep coming back to, especially for longtime Herndon homeowners thinking about downsizing. Detached home inventory across Northern Virginia is actually down 2.5% year over year, while condo and townhome inventory are both up more than 30%. If you've been sitting on a detached home in Herndon for twenty or thirty years, you're holding one of the scarcer property types in this entire market, and you'd be buying into the categories with the most new choices. That's not a coincidence you get very often. For a lot of my longtime clients, that combination, scarcity as a seller and abundance as a buyer, is the piece that finally makes the move feel possible instead of stressful.
