More houses to look at, less of that frantic first-weekend scramble. And yet the data still says sellers have the advantage. Both things are true at the same time, and understanding why matters if you're trying to time a move in this zip code.
As of this week, Thursday, September 17, the median list price in Herndon's 20170 zip code sits at $835,000. A month ago, the market's health score, what's called the Market Action Index, was at 56. Today it's down to 49. That's a real drop, and it's part of a cooling trend that's been building for a while now. Inventory has ticked up too, now sitting at 21 active listings, more breathing room than we've had in recent weeks.
Here's the part that surprises people. Even with that cooling, the Herndon VA 20170 real estate market is still officially classified as a Strong Seller's Market. That upper tier includes a lot of the classic Herndon Heights and downtown Herndon housing stock, streets where the bones are solid but the finishes tell you the decade they were built in.
The lower middle tier, around $750,000, covers smaller four bedroom homes near 2,200 square feet, a bit older at 49 years, and taking closer to 35 days to sell. And the entry tier, near $649,900, is where you'll find the smaller three bedroom homes on the tighter lots, in the 1,600 square foot range, averaging over half a century old, and taking the longest at 42 days. That's a pattern I see play out again and again in neighborhoods like Crestbrook, Hiddenbrook, Kingstream, Hastings Hunt, and Kingston Chase. The smaller, older homes need the right buyer and the right pricing strategy to move quickly, while the larger, newer product in this zip code keeps commanding attention almost regardless of what the broader index is doing.

You don't get the luxury of a lazy number when 29 percent of your neighbors are already cutting theirs. And if you're a buyer, this stretch of slightly higher inventory and slightly slower pace is probably the best window you're going to get before things tighten back up.
